Self-employed? Let’s talk options.
Your tax return may not tell the whole story. Certain programs can use bank statements or other permitted documentation to verify income. Requirements vary.
Why it can be harder
Business owners often reduce taxable income with legitimate write-offs. That’s good for taxes, but standard mortgage programs usually qualify you based on the income shown on your tax returns, which can understate what you actually earn.
Options we can discuss
Standard programs using tax returns
If your returns show enough income, a conventional or FHA loan may still be the best fit and the best pricing. We’ll check that first.
Bank statement programs
Some programs review a set period of business or personal bank statements to estimate qualifying income instead of using personal tax returns.
Other alternative documentation
Depending on the program, other permitted documentation may be considered. We’ll tell you what applies to your situation.
No tax returns doesn’t mean no documentation
These are sometimes called no-tax-return mortgage options. Your income is still verified, just with different records. Credit, down payment, reserves, property and lender requirements still apply, and rates and down payment requirements can differ from conventional loans.
What helps for a first conversation
- How long you’ve been self-employed and what type of business you run
- Your ownership percentage
- A rough idea of your monthly business deposits
- Whether you’re buying or refinancing, and the property type
Keep sensitive documents secure
Please don’t email Social Security numbers, tax returns or bank statements. When you’re ready, start a secure application and upload documents there.
Buying a rental instead?
If the loan is for an investment property, a DSCR loan focuses on the property’s rental income rather than your personal income.
